Juniper Ridge Cabin Policies

We want your stay to be peaceful, memorable, and hassle-free—and part of that means setting clear expectations upfront. Please read through the following policies and reach out with any questions before your stay. We're here to help and want everything to go smoothly for you and your group.

Occupancy & Guest Policy

Our cabins are thoughtfully designed to fit the listed occupancy. No more than 10 total guests (including children) are allowed per reservation.
We do not allow outside visitors or additional overnight guests beyond what’s listed in the reservation. This includes friends, family, or anyone dropping by.
The minimum stay is 7 nights or less, depending on availability and season.
The primary guest must be at least 25 years old to book and must be present during the stay.
Violating these policies may result in your stay being immediately terminated without a refund.

Trip Insurance (Highly Recommended)

Life happens—weather, illness, unexpected cancellations—and while we adhere to our cancellation policy, we strongly recommend purchasing travel insurance for peace of mind.

Note: Refunds due to illness or communicable disease are only provided if a government travel ban is in place.

General House Policies

No smoking or vaping of any kind inside the home – $500 fine
No pets allowed – $500 fine
No ATVs, 4-wheelers, or motorized recreational vehicles on the property
4WD or AWD is strongly recommended in winter due to steep, rural roads
No rearranging furniture
No spray tan on linens – Please bring your own if needed
No glitter, confetti, or adhesive party decorations indoors or outdoors

Check-In & Check-Out

Check-in: After 4:00 PM
Check-out: By 10:00 AM sharp
Late check-outs without prior approval are subject to additional fees
Self check-in with smart lock (code provided prior to arrival)

Fireplace & Fire Pit Use

We provide two cozy options for enjoying a fire—an indoor gas fireplace and an outdoor wood-burning fire pit.

Indoor Fireplace: This is a gas unit. Please do not tamper with logs or internal components. Use the wall switch provided. Never leave it running while unattended or overnight.
Outdoor Fire Pit: Fires are permitted only in the designated fire pit area.

Never leave a fire unattended.
Fully extinguish the fire with water before going to bed or leaving theproperty.
No outdoor fires during county or state-issued burn bans.

Hot Tub Use

Enjoy the hot tub—but please use it at your own risk.

There is no lifeguard on duty
Children must be supervised at all times
If you are pregnant, have heart conditions, high blood pressure, or other medical concerns, consult your doctor before use
Do not use the hot tub under the influence of alcohol or drugs
Guests are responsible for safe and respectful use. Damage may result in additional charges

Septic System Guidelines

Please do not flush anything other than toilet paper.
Do not flush wipes, feminine products, or paper towels—even if labeled “flushable”
Misuse of the septic system may result in plumbing issues and repair charges

Wildlife Advisory

You may see wildlife during your stay (deer, raccoons, insects, etc.)—please do not leave food or trash outdoors
Keep doors closed to prevent pests
Guests are responsible for their safety while exploring the natural surroundings
Bug spray is recommended

Security Cameras

For your safety and ours, we have one exterior security camera monitoring entry point and the driveway
These are used for security purposes only
There are no cameras inside the cabin or in any private areas

Lost & Found

We are not responsible for lost or forgotten items, but if we find something, we’re happy to ship it back—shipping charges apply

Security Deposit & Damages

A minimum $500 security deposit may be charged if the cabin is damaged or left excessively dirty
Additional charges may apply based on the extent of any damage or policy violations

Cancellation Policy

Cancel 90+ days before check-in → 90% refund
Cancel 60–89 days before check-in → 50% refund
Cancel less than 60 days before check-in → no refund

House Rules

Quiet Hours: Please keep noise to a minimum between 10PM and 8AM to maintain the peaceful atmosphere of the area.
No Smoking Indoors: Smoking is strictly prohibited inside the home. A cleaning fee will be charged if odor or damage is detected.
No Shoes Indoors: Please remove your shoes upon entering and place them in the laundry room shoe area to help keep the cabin clean.
Dishes: Kindly wash your dishes after use. Excessive mess may result in an additional cleaning charge.
Furniture: Please do not rearrange any furniture. The layout has been thoughtfully designed.
Spray Tans & Linens: If you use self-tanning products, bring your own sheets and towels. Stained linens will be charged for replacement.
Parking: Street parking is not available. The driveway area can accommodate multiple vehicles.
Climate & Lighting: Feel free to adjust the thermostat and lighting, but please turn off lights and electronics when not in use. Please keep cabin doors and windows closed as this is a humidity controlled home
Kitchen Use/Food: Please dispose of any perishables before checkout.

Hot Tub Disclaimer

The hot tub is here for your enjoyment—but please use it at your own risk.

There is no lifeguard on duty.
Children must be supervised at all times.
If you are pregnant, have high blood pressure, heart conditions, or other health concerns, consult your doctor before using the hot tub.
Do not use the hot tub under the influence of alcohol or drugs. No glass in or around hot tub area
Guests are responsible for using the hot tub safely and respectfully. Any damage caused by misuse will result in additional charges.
